Taman Murni, Jenderam Hilir




kelihatan kawasan taman murni yang berada dlm lingkungan 11 km dari PICC

Alhamdulillah. tadi dah selesai bayar booking untuk rumah semi d kt taman murni jenderam hilir. mmgla sebelum ni mmg hati dah bulat nak beli dkt akademia, tp fikir punya fikir rs mcm xjadi. sbb jauh sgt. byk benda nk kena fikir. so sabtu lepas pegi balik kt warta bangi dan refund rm100 yg dh byr utk cop lot. so ahad tu decide mmg kene keluar jgk utk cari rumah. makin lama makin mahal. tp malang betul mmg rumah semua dah habis. yg ada pun beli atas org. harga plak dlm 400k ++. so move on ke salak tinggi, tgk di taman ixora rumah mmg lawa la..tp habis jgk. yg tinggal semi d je. tu pun harga 500k ++. rejekk.. yg ada baru tu d'mawar residence harga not bad. 399++ tapi ofis tutup hari ahad. bukak sabtu je. so fikir nextime la dtg. dgn hati yg keciwa kami pun decided la nk balik rumah smula di putrajaya. sbb xtau sgt jln kami just folo signboard n kdg2 pkai gps. dlm tgh sesat2 tu lalu la jln blakang dengkil-jenderam hilir. lalu depan MIAT unikl,..then sampai satu tempat nmpk iklan rumah semi d. tp harga xsempat tgk. so husband pusing balik dan kami stop dkt papan iklan tu. husband terus call nombor telefon yg display kt situ. harga mmg sgt menarik iaitu 389k. tp disebabkan ofis tutup, husband pun pegi tgk hari isnin. show house xde lagi tp klau prototaip rumah tu ada la..hanya 136 unit shj yg dijual. dan ms husband pegi tu hanya 40 lot je tinggal. so balik bincang, tnya adik beradik parent semua dan mintak pendapat diorg. so keputusannya beli. sbb rumah tu mmg memenuhi kriteria yg kami perlukan. 1) dekat-11km je dari kuarters yg kami duduk skarang di sbelah picc, 2)harga resonable-mana nk cari rumah yg lingkungan 15km dari putrajaya dgn harga bawah 400k? even dengkil pun teres cikai2 dah 400k ++. 3) rumah semi D! mana nk cari rumah semi d harga centu? hehe. 4) design lawa- ok seriously design lawa. 5) besar! luas tanah-48x79. luas rumah 30x48. besar kan?
6) ada 4 bilik + 3 bilik air + 1 store???? mana nk cari rumah yg ada store skali? klau yg kami mampu pun teres je. tu pun xde store.. so fikir punya fikir..mmg bulat hati nak beli.. tanah depan ada lagi 20kaki. blakang kiri kanan ada lagi 10 kaki masing2. so mmg muat sgt utk berkebun, buat kolam ikan bbq pit bagai! ms booking tadi pun hanya tinggal dlm 30unit je. tp terkejut jgk sbb td ada lagi teres 2 tingkat yg sblm ni diorg bgtau dh habis,. ada lg 12 lot yg customer masih blum byr booking dan hanging. so by dis week akan tau. tp kami xberapa beminat sbb saiz kecik. 20x63 dan xde store..semua lot tu utk bumiputera shj so alhamdulilah kejiranan kami semua melayu la nanti..hehe.

  4. En hariz akmal klau berminat call nombor yg ada dlm iklan tu. Sy ada letak gmbr kt atas skali. Xpun pegi je trus office die dkt jenderam hilir. Utk booking 1k je. Lepas sign snp br byr deposit dlm 10% xsilap. rumah teres ada jgk ms sy pg tu. Dlm 12 lot lg yg hanging. Tp skang xpasti ada lg ke x. Utk semi d ni aritu ms booking tinggal 30 lot je lg.

    1. saya beli fasa 1b ke 1a..hahaa..lupa dah. sbb ada satu fasa dh habis. so ni fasa baru. tp dgr cite ptg smlm dh tinggal 25unit. harga pun dah naik lagi 10k..huhu..alhamdulilah nasib booking awal2 dpt harga 389k. sy rs nanti nextweek mesti akan naik lagi.

    1) kawasan tuh biasa naik air/ banjir x?
    2) awak pakai gov loan ke bank loan?
    3) kalau gov loan, kos lawyer untuk s&p dan loan, owner bayar ke pemaju tanggung eh?

      1)sy dh rujuk dgn mak saudara yg bekerja di JKR dan beliau dah check kwsn situ. so far xde kes. selain tu boleh tnya dgn org kg.
      2)sbb gov loan sy tak lepas utk jumlah tu, so pkai bank loan share with husband
      3)xpasti sbb xamek gov loan. huhu

    3. Bank blum pasti sbb blum sign s&p lagi. Nk survey semua bank. Tp most bank akn bg 90% loan je. So kne byr deposit 10% lepas sign s&p. Utk lawyer n stamping kena byr sndiri jgk. Tp ada certain bank yg coverkan tu such as muamalat n bsn. Diorg bg 90% + 5% (ni utk cover laywer dn stamping). Klau tgk pd harga lepas tolak deposit loan bank just dlm 350k. So installment maybe around 1400-1600 la agaknye. Nk bg exact figure pn xleh sbb blum smpai situ.. huhu

Sy org yg ketiga beli sebelum buka utk jualan. loan markup 399 dpt loan 90% bsn (lawyer fee bsn bagi free), setelah tolak insurans bank rm18800 so loan dapat rm340300. Saya kena topup cash dlm rm31,000 utk bayaran 10% hg rumah dan lawyer fee sebelah pemaju. loan 32 tahun, bulanan rm1899. sekian

  7. Salam... kita bakal jiran. saja2 google around and found this blog. Saya sempat beli fasa pertama dgn harga 379K, lepas tu katanya double booking so, diaorang suruh saya pilih rumah fasa kedua...

    cuma masalahnya, till now SnP tak siap lagi, dah dekat dua bulan kot.

    1. kemudahan? well..kawasan tu terletak di dlm kampung. tanah utk development pun diambil dari tanah org kampung iaitu tanah org asli. so kemudahan yg ada tentulah yg biasanya ada di kampung mcm kedai2 runcit, surau dll. tp tempat tu amat dekat sgt dgn pjaya dan dengkil yg lengkap dgn segala kemudahan :)

    Tadi saya nak sign S&P kat legal firm di Kajang. Tapi saya dapati dalam S&P, luas buka rumah kurang berbanding yang diiklan dalam flyer. Punca kuasa lampu juga kurang 3 dan punca soket 13 amp juga kurang tiga... developer tak boleh main2 begini. this is our whole life investment... we spending so much time house hunting and we chose Taman Murni base on the information advertise... bila nak sign S&P its not as advertise... saya rasa mcm di tindas...

    ada antara kalian yang cek S&P dan compare dengan flyer rumah? Ada yang mengalamai yang sama seperti saya tak?

  21. i didnt sign the S&P. Legal firm advised me to get back to sastama and raised the issues. basically there is three issues 1. ukuran buka rumah, 2. point lampu 3. point soket. so, please bring the brocheur and compare with your S&P, if its not accurate DONT sign,get back to sastama, discuss with siti or the director - mr. goh.

    as i spoke with mr. goh, he said that there will be no problem to ammend the S&P. then i spoke with siti, she will get the confirmation from the architect company about the size buka rumah. about the issue no. 2 dan no. 3 siti promised me that there is no problem to ammend the S&P accordingly.

    so, as i can see here, they both -- mr. goh and siti promise me that everything will be as accurate as stated in the brochure... but that paperless promise is not concrete.

    regarding the final situation, siti will get back to me today or tomorrow. and the legal firm will get back to me as soon as sastama has provide them with the latest development.

    so, let us pray that everything will go smoothly and everything will be as planned. InsyaAllah.

      saya setuju dg en. Lukman - buat FB page utk komuniti Taman Murni ni. so, by the time kite masuk rumah, at least we've known some of our neighbours already (Insya Allah)

      saya dah sign S&P and baru baca apa yg en. Lukman commented. pasal mistakes kat dalam S&P. Saya dah called Siti, and dia tgh uruskan about this. lawyer akan call and buat ammendment in the S&P (ammend the numbers, chop & we sign). Hopefully everything will be OK. Insya Allah

      Ive received called from lawyer in Kajang to go and sign snp at their office but i insist to do so at site office tmn murni. Sometime feels like wanna delay the signing since progress at site seems quite slow. I plan to apply for government housing loan, and they will start deducting into the payslip after 18months loan approve, which is 1 yr and a half. My worry is the house will take much longer time than 18mths..

      Boleh ke delay? hehe seeking advice since this is my 1st house. Agree on the idea to create FB grup under the name Taman Jenderam Murni ;)

  30. Just spoke with Siti a moment ago, everything will follow brochure. She said that, she is still waiting from architect office to provide here with the ammended document for the house measurement. If not today, she will get it by this coming monday (fingers cross). Bila dah dapat the document, she will inform legal firm.

    So, kawan2... mari lah sama2 call sastama... biar lagi ramai call, diaorang will take this issues seriously.

  36. As expected, details utk s&p kami mmg da mismatch like our fren lukman mention before. So sy call sastam n cik sya suruh sign dulu n then akan ammend before stamping which hard for me to trust sbb xde black n white. So mmg x sign lg s&p. But bila call sastama semula lepas kuar dr law firm, cik sya mention about anta snp yg belum sign kepada sastama utk buat ammend. So as of now, 1300hrs, waiting call from law firm utk tindakan selanjut nya.

  37. Norshafiza a.k.a Sha is not helpful nor sourceful. i prefer speak with siti. Sha will give you all bullshit answer e.g asking us to submit to Sastama the unsigned S&P for ammendment. What the heck! We as a buyer complaining about the S&P, its Sastama and Legal Firm's job! We pay the legal firm a fortune! and they ask us to do their job!!!

    1. Yup. We were thinking the same thing. Ada ke patut suruh bwk snp tu pg sastama and bgtau diorg akan ammend kt mana yg perlu. Lepas tu nnti kne hantar balik kt legal firm utk ammend. Igt ni zaman purba ke. Kn both sides boleh discuss. Dah ramai yg komplen tu ammend la siap2. Ni nk kne tunggu org komplen br nk ammend. Nmpk sgt sengaja dgn harapan xde org yg perasan. Anyway tadi laywer ckp diorg just tunggu formal letter dari sastama celah mana yg perlu di ammend. And sastama plak tgh tunggu confirmation from architect lepas tu baru boleh proceed. So kita pun tunggu la..huhu.

    Ukuran dalam brochure: Diukur dari dinding tengah ke bucu bilik no 1.

    Ukuran dalam SnP: Diukur dari dinding tengah ke bucu dapur.

    Dapur slightly indent about 1' 3 / 381.

    Anyway, we got the right number of Punca Kuasa Lampu dan Punca Soket.

    3. Sy br blk drlaw firm n diorang dh tunjuk detail terbaru dr sastama utk dimasukkan ke dlm snp. So kami akan sign snp yg ada latest detail. Berkenaan snp yg telah disign sebelum, sy x sure, maybe semua snp akan diupdate. Tp kene ty law firm utk kepastian. Better pastikan mana2 yg dh sign snp make sure diupdate before stamping.     4. Okay Guys, ammended specs for power and socket sources have been released dlm SNP and those have not yet sign will be provided with that during signing. Those have already signed, don't worry you will get the same as those are not as well. So, everybody can sleep well tonight..err..at the moment.. Source - Kak Ayu NAI

      For luas binaan, measurements as per Lukman's comment. It is self explanatory if you thoroughly view the brochure's plan and compare it to the one in the SNP.

    Saya juga dah bayar booking 1k. Tapi bank loan still in progress and belum dapat approval. Nak tanya, so far bank panel mana yang paling menarik?

    N korang sign SNP dulu or secure bank loan dulu? Maaf saya noob and ni first time buying a property.

  44. ikut interest BSN paling okay. Muamalat and Bank Rakyat after minus BLR is 4.6%.Muamalt xde lock in period..so kalau rasa mahal..boleh amek and refinance kemdian. CIMB conventional, CIMB x offer Islamic utk property in development.

    1. eh..fully loan boleh ke? kami ambil bank bsn sbb interest lagi rendah dan jugak first 2 years bayaran around 600 je..after that 1600++..lock in period 3 tahun. smlm husband dah pegi bayar snp dkt lawyer firm dan semua dah settle. just akan sign a few things n also tukar nama dkt pjbt tanah. dis week insyaallah nk pegi tgk progress mcm mana :)

  74. Setakat cuti Krismas hari tu, kami ronda2 n tgk piling tak buat lagi. Nampak la tiang2 konkrit utk piling tu dah ada cuma baru letak kat tepi. Ada satu section ke tengah sikit nampak masih bertakung air tapi tak la seteruk masa raya haji dulu wpun sekarang musim hujan kan. Mungkin kena tambak lagi ke tak tau la kan. Tapi projek rumah 2 tingkat di tepi main road tu boleh nampak ada progress lah.

Saya tengok pemaju main tambak x ikut spec pun. lagi 1,jika ikut standard, untuk kerja2 tambak ni perlu tunggu sekurang2nya 5 tahun untuk ditambak x ke 2 kerana tambak kali 1 mesti akan berlakunya settlement pada tanah tersebut.

  76. Saya pernah tanya seorang penduduk sekitar Taman Murni ni. Katanya kawasan Taman Murni ni dulu bukit. Ada kontraktor dah korek bukit tu. So sekarang Sastama kena tambak balik untuk dirikan rumah. Yang pastinya sekarang ada 2 versi. Yang pertama kata tanah lombong dan yang kedua pula kata tanah bukit. Tak tau sumber mana yang betul. Kalau ada rakan2 yang kerja Pejabat Tanah Sepang mungkin boleh confirmkan....

    1. Salam, asalnya adalah sebuah tanah lapang yg bersemak. Tidak terlalu berbukit dan yang pastinya bukan kws bekas lombong. Rumah atuk sedara sy betul2 depan tapak projek ni. Dulu mmg ada projek korek tanah secara haram tp operasi tu dh lama berhenti. Sbb tu la ada beberapa kolam kat situ. Kalu refer to google map, image update tahun 2010, menunjukkan kws tu adalah tanah lapang & beberapa buah kolam.

      Menurut atuk sedara sy, dulu, dulu, dulu, kws tu adalah hutan, smpi dorg buat projek tadahan hujan kat pendalaman sikit & since then projek curi tanah pun bermula. Itulah al-kisah nya...

  79. Saya dah settlekan bulan lepas. Cuma yang peliknya kata Mr Wong claim setiap rumah memang berbeza sbb dia kata ikut kemajuan sebenar setiap rumah. Maknanya setiap orang daripada kita akan terima claim tidak serentak dari Sastama...dan mungkin % claim juga berbeza.. Saya jenguk2 rumah baris depan yang dah naik dinding..nampak sempit juga rumah tu sebab ada 4 bilik..
